District Information

Welcome to the official website for the Belmont Lakes Community Development District (the “District”). This website is funded on behalf of the District to serve two major purposes. The first is to comply with Chapter 189.069 of the Florida Statutes, which requires each special district to maintain an official internet website. The second is an effort to help educate the general public about the services provided by the District, and to highlight the other agencies involved in the day-to-day operations of the community. These agencies include, but are not limited to the Florida Department of Economic Opportunity, and Broward County. 

Belmont Lakes Community Development District Disclosure

Please be advised that the Belmont Lakes Community Development District (the “District”), a local unit of special purpose government created under Florida law, has constructed and is responsible for the maintenance of certain improvements, infrastructure and facilities within the District. The District financed this construction through the sale of tax-exempt bonds, a form of public financing. As a result, and in accordance with applicable federal and state law, all District owned improvements, infrastructure and facilities are and shall remain open and accessible to the general public. Should you have any questions on this matter, non-resident user fees applicable to District recreational facilities, or any other general District issue, please feel free to contact the District Manager.

Community Updates

September 30, 2025 Update:

As you know the gates have been open since Wednesday, September 25, 2025 from a lightning strike that hit a transformer and also damaged both the Envera System and the gate arms. 

The gate arms have been repaired; however, the parts and estimated date for the repairs to the Envera System have not been provided at this time. 

We are in contact with Envera on a regular basis, and will update the Community as soon as we have more information.

September 11, 2025 Update: 

As you know the Gates at the front up the community have been open since just after 1:00pm on Wednesday, September 10, 2025. 

After a service call it has been determined that a lightning strike occurred which has damaged the circuit boards in the gate controls.  In anticipation of having the gates repaired going into the weekend Parts have been ordered and a service technician scheduled for tomorrow Friday, September 12, 2025.

The Town of Davie Police Department has been contacted and a request has been submitted for scheduled patrols in the area at night through the weekend.

The Belmont Lakes Community Development District is a local unit of special-purpose government established pursuant to Chapter 190, Florida Statutes for the purpose of providing, operating, and maintaining infrastructure improvements, facilities, and services to the lands within the District.

The meetings of the Board of Supervisors are open to the public and will be conducted in accordance with the provisions of Florida Law for Community Development Districts.  

The District by and through its District Manager may cancel any meeting of the Board of Supervisors and all meetings may be continued to a date, time, and place to be specified on the record at the hearings or meeting.
